We have very strong relations with a company which is a licensed brokerage trading seat on the Costa Rica Commodities Exchange called

BOLCOMER is authorized by Costa Rica law to transact any business which is not considered securities.
They are very active in providing the government with beans, rice, other agricultural commodities, manufactured goods, investments in various other types of businesses which are many and diverse.
BOLCOMER is recognized as an entity which is used for market making on all kinds of products as an independent third party which provides business people from around the world and Latin America in particular, the benefits of: transparency, reliability, and effective execution of business transactions.
BOLCOMER is now involved in the real estate business and here's how it works:
a property owner needs cash. Maybe he is being threatened with foreclosure, or has other business needs, or like most Costa Ricans, is property rich and cash poor. He wants to use his property to generate the cash he needs;
Through BOLCOMER he can find the cash he needs with private investors. He strikes a deal with the investors, using BOLCOMER as the tool and intermediary, and the deal works like this...
The property owner strikes a deal with the investor similar to terms such as: 10% to 12% interest on the money. 2 years payback period (could be 1 to 5 years)
Investor gives him 65% of market value so he has 35% built in equity which allows him to sell it in the event of a default, at liquidation price for fast sale, and still make more profit than the original interest rate
Now,to execute the transaction: the property owner actually transfers his property into a legal registered trust which is managed by BOLCOMER.
The property is held in trust until there is satisfaction of the loan agreement, at which time the property would revert back to the original owner
In the event of default, BOLCOMER could either sell the property on behalf of the investor and pays back all excess profits back to the investor, or revert the property to the investor for the investor to deal with as he likes.
What does the investor get?
- Cash flow from payments.
- Good security for his real estate investment
- Built in equity/profit in the event of default
What does the property owner get?
- Cash for his property without having to relinquish it.
- No hassles from the bank
- No credit checks, red tape or having to use existing lines of credit
- Right to use the property Right to sell it on his own, pay off the investor and keep the difference himself
- Right to redeem the property from the trust and pay off investor
To recap:
- Investors can place funds in a regulated trust operated by the commodities exchange of Costa Rica
- The investment is secured by prime real estate up to 150% or 200% of the value of the investment
- The investor receive 10% to 12% interest per year on his investment, much higher than market rates:This is the best of both worlds; high yield well above market, and almost double security
- Worst case: the property owner pays him off with good interest
- Best case: he doesn't and the investor has up to 200% return on the sale of the property with no risk.
This is both a conservative and passive investor's dream!
